Who do I call for water damage in Frisco?
Call a water damage restoration company first, then your insurance carrier. Triad Property Recovery answers 24/7 and sends a crew to homes and businesses anywhere in Frisco, so help is on the way even when a pipe lets go at 2 a.m.
You usually hear it before you see it. A hiss behind the wall, a drip from the ceiling fan, or the squish of carpet under your socks. By the time you notice, water has often wicked into drywall, baseboards, and the pad under your flooring. The first few hours decide how much of that can be dried in place and how much has to come out.
What causes water damage in Frisco homes?
Common causes in Frisco include slab leaks, burst pipes during hard freezes, roof leaks after hail, and failed water heaters or appliance lines.
Slab leaks. Most Frisco homes sit on concrete slabs over North Texas clay that swells when wet and shrinks when dry. That movement can stress plumbing under the foundation, and the first sign is often a warm spot on the floor or a water bill that jumps.
Frozen pipes. Hard freezes are rare here, which is exactly why they do so much damage. When one hits, pipes in exterior walls, attics and garages can split, and the leak often shows up after the thaw.
Hail and roof leaks. Spring storms across Collin and Denton counties can crack shingles and flashing. Water then travels through attic insulation and shows up as ceiling stains days later.
Water heaters, washer hoses, and AC lines. Many Frisco homes have water heaters in the garage or attic and AC units in the attic, so a clogged condensate line can soak a ceiling from above.
What happens when Triad arrives?
We stop the water, map where it went, pull it out, and dry the structure until the readings say it is dry.
Inspect. Moisture meters and thermal imaging show where water traveled, including inside walls and under flooring.
Extract. Truck-mounted and portable extraction removes standing water from carpet, pad, and hard surfaces.
Dry. Commercial dehumidifiers and air movers run to IICRC S500 drying targets.
Treat. Antimicrobial treatment on affected materials helps prevent mold growth.
Document. We log moisture readings every day and photograph each stage for your adjuster.
Restore. Our team handles drywall, flooring, paint, and trim, so you are not hiring a second contractor.
Before we arrive, turn off the water at the main shutoff, usually in a ground box near the curb or where the line enters the house. Move electronics and rugs off wet floors if it is safe to do so.
How long does water damage drying take?
Most drying jobs need three to five days of equipment run time, depending on the materials and how long the water sat. Dense materials like hardwood and plaster take longer than drywall and carpet. We check readings daily and pull equipment only when materials are back to normal for your home, not on a fixed schedule.
What about mold after water damage?
Fast drying is the best mold prevention. If mold is already visible, Texas rules require a licensed mold assessment consultant to write a protocol before remediation on larger areas. We do not do mold testing ourselves. If you need it, we will refer you to a licensed mold assessment consultant, then handle the remediation once you have a protocol.

Water from a second-floor patio in a Frisco home
The homeowner called us around noon after spotting water stains around a recessed light in the dining room ceiling. Our crew was on site the same day.
Thermal imaging showed us where the water had traveled. It was coming in at the second-floor patio door, soaking the carpet in the upstairs bedroom and moving down into the dining room ceiling below. The bedroom carpet read above 55% moisture.
We set a dehumidifier and three air movers in the dining room, aimed at the wet ceiling, and a large dehumidifier with an air mover upstairs. Absorbent bags on the patio held back more water until the exterior could be repaired. On the follow-up visit, we inspected the patio and the outside of the home to track down exactly where the water was getting in.
Four days in, the ceiling moisture readings were down to about 10.
If you see a stain on a ceiling below a balcony, patio or upstairs bathroom in your Frisco home, call us for a free onsite assessment. Finding the full path the water took is how we dry it all the way.

“We had a pretty serious ceiling leak in our dining room from the rain. These guys came in, assessed the damages and fully remediated the situation… The costs were very reasonable and Drey & Jake were kind, professional, and trust-worthy.”
Will insurance cover water damage in Frisco?
Homeowners policies usually cover sudden and accidental water damage, like a burst pipe, but often exclude outside flooding and slow, long-term leaks. Every policy is different, so check yours or call your agent. We work directly with adjusters and provide the moisture logs, photos, and scope they ask for, which keeps Frisco claims moving.
Who fixes the drywall and floors after drying?
We do. Once the readings say your Frisco home is dry, our own rebuild crew replaces drywall, flooring, paint, and trim. You are not hiring a second contractor or waiting on another company's schedule, and your adjuster deals with one team from start to finish.
